What it's like to live in Marcum Woods

Marcum Woods is Richmond's newest neighborhood — and one of its smallest. The whole community is a single street, Dawn Court, off Dunbar Lane and Union City Road on the northeast side of Richmond (ZIP 40475), and when it's finished it will hold just 19 homes. Every house here is brand new — the first ones were completed in 2026 — and every lot is a full acre or more, so the feel is country-quiet: open sky, farmland views, and real space between you and your neighbors, with street lights, sidewalks, and underground utilities keeping it a neighborhood rather than a rural road. The street itself is wide and blacktopped, with sidewalks — it reads as a finished neighborhood street, not a country lane. You're about four miles from the Robert R. Martin Bypass, so Richmond is close without being right on top of you.

The homes and what they cost

Building standards are written into the covenants: a minimum of 1,700 square feet, brick or stone across the front, an attached two-car garage. Most homes going up are brick ranches, roughly 1,700 to 2,400 square feet, with split-bedroom layouts, covered front porches and back decks, and walkout basements that add a second living level looking out over the countryside. A one-and-a-half-story plan is in the mix as well, and the largest home listed so far runs over 3,400 square feet. Whichever lot you pick, the outlook is farm and country views — open fields instead of the back of another house. Current listings in Marcum Woods run from the mid-$400,000s to the mid-$600,000s, and one-acre building lots have been listed at $79,000 if you'd rather bring your own builder. I currently have two listings on the street: 107 Dawn Court at $535,000 (3 bed, 3.5 bath, Energy Star Certified) and 111 Dawn Court at $540,000 (4 bed, 3.5 bath).

What's nearby

For a quiet street, a lot is within an easy drive. The Lake Reba Recreational Complex is about 10 minutes away — boating, fishing, nature trails, a playground, Paradise Cove Water Park, and the 18 holes at Gibson Bay Golf Course right next door. Downtown Richmond is roughly 10–15 minutes, with local staples like coffee at Purdy's Coffee Co. on West Main Street, pizza at Apollo Pizza, and burgers at Madison Garden Bar & Grill. My own first recommendation for a new neighbor is Harry's Bar and Grill, just minutes from the neighborhood — it's opening within the month. Eastern Kentucky University is about 15 minutes away, which brings Colonels athletics, concerts, and the EKU Center for the Arts into your backyard. Everyday shopping sits along the Eastern Bypass and at Richmond Centre (Meijer, Belk, Cinemark) off I-75 Exit 87, about 15 minutes, and the interstate itself is about 10 minutes via Exit 90.

Schools

Marcum Woods is served by Madison County Schools. Per current MLS zoning for Dawn Court addresses, that's Glenn Marshall Elementary School, B. Michael Caudill Middle School, and Madison Central High School. Because attendance zones can shift as the county grows, confirm the assignment for your specific address with the district before you buy — I'm glad to walk you through it.

The honest tradeoffs

New and quiet comes with real considerations. The street is still filling in, so expect construction activity and unfinished lots around you for a while. Homes here use septic systems — lots go through a health-department site evaluation before building — and the HOA dues shown in current listings are low at $150 a year, though the covenants do set standards for fences, outbuildings, and where boats and RVs can be kept. The biggest tradeoff is the drive: in exchange for an acre and a quiet street, groceries, school, and work are a 10-to-15-minute drive, not a walk. The map will tell you the interstate is about 10 minutes away; from my own driving, I'd budget about 15 minutes to I-75 — from there it's a straight shot north to Lexington or south toward Buc-ee's.
